I&#8217;m saying it today, &#8220;LeBron James will never be Elite like Michael Jordan&#8221; &nbsp;First off, as Mr Pippen so&nbsp;eloquently&nbsp;stated, the guys in the league today are nothing like the guys of the 90s. &nbsp;The rules are different, the game has changed and the players are softer. &nbsp;You can&#8217;t help but disagree with Scotty we can all agree things mellow out and weaken over time.<br />

Don&#8217;t get me wrong, I have mad respect for King James and his mystical talents. &nbsp;He&#8217;s a bad mofo but he will never measure up the legendary Michael Jordan. &nbsp;Honestly though, LJ has to feel somewhat honored to be compared to MJ on a regular basis by regular sports fans like me. You never get true results when you compare apples to oranges. &nbsp;MJ&gt;LJ<br />
&nbsp;<br />
Now on the topic of LeBron James originating mortgages and why we would suck at it. &nbsp;I&#8217;m not doubting the guys B-Ball ability, but let&#8217;s compare what he does, vs what he would need to be a successful loan officer.<br />
&nbsp;<br />
<span style="text-decoration: underline;"><strong>First:</strong></span> &nbsp;LJ would need to develop a friendlier personality. &nbsp;All that walking around looking tough, is needed on the court, but in the real estate world, a smile goes a long way. &nbsp;He would also have to humble himself before the mighty realtors that drive his market. &nbsp;The personality he needs to develop, better be Agent friendly if he wants to make it in today&#8217;s Realtor driven market.<br />
&nbsp;<br />
<span style="text-decoration: underline;"><strong>Second:</strong></span> LeBron&#8217;s voice is too damn deep and the fact that he is 100ft tall doesn&#8217;t really pass the intimidation test. &nbsp;I could just see it now, little kids run into the bank office only to see a friggin giant standing before them demanding money and papers from their parents. &nbsp;Oh what a site that would be. &nbsp;Cryin, screamin kids all over the damned bank. &nbsp;How long before his manager shuts that shit down?<br />
&nbsp;<br />
One thing Mr. James would be good at as a loan officer is bullshitting. &nbsp;I mean c&#8217;mon, you see the dramatization this guy puts on when he is &#8220;fouled&#8221; he&#8217;s a hellavu bullshitter. &nbsp;The way he plays the refs and players, he might make a better politician than LO.<br />
&nbsp;<br />

If you have no clue what a <a href="http://en.wikipedia.org/wiki/Hashtag" target="_blank">hashtag</a> is, click the word, it&#8217;s linked to the definition. For the rest of you, stay with me&#8230;.<br />

Hashtags are like anchors to conversations over the internet. They can be quite mysterious and at the same damn time, they can be annoying. But can they make you money? &#8220;Yes&#8221; they can. If you know what you are doing with it, just about anything can make you money. #&#8217;s are a way for you to carve your steak out in words on the good ole social media innerwebs.<br />
&nbsp;<br />
Never before on <a title="Halleluja! it’s Hashtags for Facebook" href="http://www.hardcorecloser.com/2013/06/halleluja-its-hashtags-for-facebook/" target="_blank">facebook</a> could you easily join in on public conversations with strangers on their personal profile. If people use a # it&#8217;s obvious they want it to be found and engaged with. People tend to use #s for things and causes they feel strong about. Your job is to get your customers, employees, and referral partners to use your branded # to promote your biz. Of course you should reciprocate as well. But you have a chance to get those raving fan clients of yours to really sing your praises online, if you know how it&#8217;s done.<br />

This means there will be more ways to join important conversations, more ways to mark your conversations so you can come back in the future. More importantly, it means you can now listen to what your audience or customers want. You can find trends that match what you sell and reach out to the people using a hashtag which might benefit from your products or services.<br />
&nbsp;<br />
For example if you are a real estate agent and you talk about low #mortgage rates on facebook with a hashtag, and if you make it a public post, anyone can find you if the simply search for #mortgage. What I would like to know is, will this retroact and now all past hashtags that I teased people for using are now going to be live? What a great amount of instant content and conversation that would be.<br />
&nbsp;<br />
You can use hashtags for many things on facebook. To promote or join a cause. To start your own brand awareness. To start a slogan that would go viral (so you can mine the people&#8217;s info who use your h#shtag) The best way to use<a title="What The #Hell You Are Doing with #Hashtags You #HashHead [Ryan's Rants]" href="http://www.hardcorecloser.com/2012/08/what-the-hell-you-are-doing-with-hashtags-you-hashhead/" target="_blank"> h#shtags</a> is for you to search and see what others are saying when they use the hashtag.<br />
&nbsp;<br />
This is nothing new as far as tech goes. Twitter, Linkedin, Google+ and Tumblr all use hashtags already. However, facebook is the largest of all social media sites, opening up the flood gates of info on this site will be awesome for many cool reasons.<br />
&nbsp;<br />
There you have it. You win. Your hashtags are now going to be live on facebook. Now I you can go search #cats #porn or whatever the hell you weirdos are into these days. Just do us all a favor; #don&#8217;t #fucking #overuse #the #shit #out #of #hashtags #because #that #annoys #the #piss #out #of #people.<br />

I&#8217;ve watched him not only transform in his own life, but transform others lives as well. Parker is a true salesman, one of us. He started out in his sales career as a door to door salesman. We all know in this community, that door to door sales is one of the hardest sales markets to penetrate. Anyone who is a top producer in the field is a certified badass.<br />

In the middle part of the show, Parker tells us his story about how he hit an all time low and exactly the frame of mind it took for him to go from a slump to a heavy hitter. It takes a lot for a powerful person to admit their vulnerabilities, esp in front of a large crowd or on the air. That&#8217;s just one of the cool things about Parker Winder though. He&#8217;s just real and is here to help, not impress.<br />

Ok, Ok the market may be more alive right now, than in a really long time, but bare with me as I explain what&#8217;s really going on here. Also, before I go into all of this, just know that I am neither Democrat or Republican. Matter of fact, I&#8217;m not sure I&#8217;m a fan of any politician or political party out there. You could say I&#8217;m indifferent to our Gov. The main reason I feel this way is because of all the dumb shit they do to our economy and the American People.<br />
&nbsp;<br />
We&#8217;ve all heard about President Obama&#8217;s refi plan and how it helped millions of homeowners. What they don&#8217;t tell the mainstream public, is how many of those millions of homeowners had to be late on their mortgages to qualify for the programs available. If you know anything about the mortgage business, you know that once you make a more than 60 day late payment, you can kiss new home ownership good-bye for 36 months at least. So essentially people are stuck in a home they may not want or can&#8217;t really afford. Do some of them like it? Yes, of course. Do many wish they could sell and buy a more suitable home for their needs? Yes, would be the answer for most of the people who took advantage of this program.<br />
&nbsp;<br />
In some cases, homeowners were forced to sign a &#8220;stay clause&#8221; to stay in their home for at least 3 years before selling, in order to obtain the Obama Refi Program. Who can honestly predict what their economical situation will be 6 months from now? Let alone 3 years. One of the worst parts about this program is while people have a home, they still can&#8217;t afford it and are stuck there because they can&#8217;t move.<br />
&nbsp;<br />
Now again, there is some upside to President Obama&#8217;s refi program as well. You can pretty much bet that if he hadn&#8217;t rescued these people&#8217;s mortgages, they would have wound up homeless. After all who would rent to them after they just lost a home for not paying? Their credit would be worse off and many other bad things could have happened. But that&#8217;s not what was really on the agenda from the beginning. That was just part of the establishment being nice.<br />
&nbsp;<br />
I honestly believe Pres Obama had best intentions with passing this act. I also believe he had no choice other than to sign this watered down version of what was once his grand vision. There are plenty of people around him who, wether he knew it or not, had their own evil intentions behind this passing of the so-called &#8220;Hope for Homeowners&#8221; program.<br />
&nbsp;<br />
One of the biggest trends in real estate right now that is not common public knowledge, is the amount of Wall St brokerages and hedge funds buying up properties like hot cakes. While the President&#8217;s plan may have helped some people refinance, it surely did not help with any home buying programs. Matter of fact, underwriting guidelines and credit score requirements have continually got stricter since 2008 and they have been getting tighter and tighter with no sings of letting up.<br />
&nbsp;<br />
This puts a&nbsp;strenuous&nbsp;bottleneck on the real estate market. As the next generation emerges to buy homes and move up, they can&#8217;t because millions of homeowners are stuck in their homes and can&#8217;t sell them. This means less mortgages to originate, fewer homes to sell, less commissions to be earned, less money in the local economy. While at the same damn time, super cash rich hedge-funds are scooping properties up left and right and faster than the average home buyer can. The rich HF managers can afford top agents, top technology to locate properties and work at this shit night and day. You regular home shopper doesn&#8217;t stand a chance.<br />
&nbsp;<br />
So we wait. We frustrate our buyers by having to submit 17 offers on different properties only to never win one single bid. Sellers are afraid to sell because if they sell, chances are there are no houses for them to buy. So only a handful of our American citizens got true help while at the same time a handful of rich hedge fund types are getting rich as shit or richer than shit!<br />
&nbsp;<br />
Don&#8217;t even get me started on the mortgage insurance providers that are ravaging homeowners right now with outrageous premiums that should be against the law. How the hell do you think Fannie Mae and Freddie Mac are talking about going back private again? All the friggin kick backs from MI companies. &#8220;You fund these loans, we bet against them but the premium is outrageous we can&#8217;t ever lose on the spread.&#8221; Who wouldn&#8217;t sign that deal long as it&#8217;s legal? And it totally is&#8230;<br />
&nbsp;<br />
<strong>So what&#8217;s the answer?</strong><br />
&nbsp;<br />
First and foremost, we need the Dodd Frank Act to fuck off and die. The fact that big banks are obviously trying to lower LO commissions while taking larger bonuses themselves has got to go. It&#8217;s all bullshit anyway.<br />
&nbsp;<br />
Second step is to repeal HVCC and let local appraisers with actual knowledge of their market place set the values of houses again. Some random dip-shit that happened to win an arbitrator&#8217;s contract should not be dictating who goes out and looks at a property.<br />
&nbsp;<br />
Third step is to set underwriting guidelines back to the way they have been for 40 years. This means loosening them up a bit. Maybe going back to a 620 credit score 5% down 6 months reserves type of lending practices. No more 80/10/5 loans none of that BS. Just 15 and 30 year terms on make sense lending stipulations. There is no evidence that proves in a crisis that a 740 score person is more likely to pay their bills than a 620. When shit hits the fan, all of us are on the same playing field.<br />
&nbsp;<br />
Fourth step is to lower mortgage insurance premiums. In the last 5 years they have more than tripled in costs. For no reason other than making up the difference between super low-interest rates and your ability to save money. Mortgage insurance is pretty much a tax on home owners. Only the banks can take advantage of it and you get stuck with the bill.<br />
&nbsp;<br />
These four steps may not be the answer to everything but it&#8217;s a damn good start. I know many people think this has to be all complicated to be able to function but the truth is the shysters that did all of this are still out there scamming. it will never stop no matter what we do. Even though fraud and other stuff happens all the time, it&#8217;s very few people who commit it. I think President Obama&#8217;s plan did more harm than good to our market whether he knew it would or not. Alas, these are the cards we&#8217;re dealt now&#8230;</p>

From loan officers to title companies and beyond. What most people don&#8217;t understand, is what it is actually like to be an Agent. Did you even know that real estate agents are one of the most sold to niches in the USA? There are more people trying to get business and money from agents than almost anyone.<a href="http://www.hardcorecloser.com/wp-content/uploads/2013/06/open-house.jpg"><img class="alignleft size-full wp-image-3052" alt="open house" src="http://www.hardcorecloser.com/wp-content/uploads/2013/06/open-house.jpg" width="357" height="364" /></a><br />

Agents are grossly under-appreciated. You probably have no idea how much stress an agent has to subdue. In today&#8217;s market of limited inventory and multiple offers, agents are having to work their asses off just to get a house secured for their clients. <a title="What Realtors Really Want From Loan Officers" href="http://www.hardcorecloser.com/2013/03/what-realtors-really-want-from-loan-officers/">Realtors</a> work their tail off to make stuff happen for their clients. Now are they all perfect? By all means &#8220;<strong>HELL NO</strong>&#8221; but at the same time, the majority of them work their fingers to the bone trying to make it happen for those they represent. Below is a list of the 5 most under-appreciated things about real agents.<br />
&nbsp;</p>
<h1>Number 1:</h1>
<p>The market across the USA right now, has limited inventory and in most cases houses end up in multiple-bid situations. Clients get impatient as well as vendors like LOs and title companies tend to point the blame at the Agent but they are limited to sell only the houses on the the market. It took me 7 offers to finally get one accepted so I could by my home. I can imagine what the average consumer has to deal with.<br />
&nbsp;</p>
<h1>Number 2:</h1>
<p>I hear a lot fo complaints about Realtors not answering the phone. This always cracks me up. Yes, there are some Agents who suck on the phone. However, a productive Agent is pursued by title companies, loan officers, credit repair people, sign people and everyone else you can think of. If they answered every unknown number that cam across their phones they woul dnot have time to sell any houses. Be patient with Agent&#8217;s. if you&#8217;re worth their time, they will call you back. P.S. Texts work better&#8230;<br />
&nbsp;</p>
<h1>Number 3:</h1>
<p>Your job probably consists of 9-5 Monday &#8211; Friday or something like that. Agents work after hours and on weekends too. An Agent&#8217;s job never ends. When the client gets off of work they want to see homes. Realtors have to be ready to show those homes. Same thing goes for the weekends. While you are barbecuing and all that fun stuff, Agents are out hustling properties. Have some respect for the hours they put in for you.<br />
&nbsp;</p>
<h1>Number 4:</h1>
<p>One of an Agents key jobs is to negotiate. What you also have to know is that is the key job for the Agent on the other side of the transaction as well. So while you may get all upset because you didn&#8217;t get every little thing you asked for, such as closing costs, the appliances, paid survey etc&#8230; You need to understand there is most likely an equally skilled agent on the other end fighting for his or her clients as well. A good Agent will fight to get what their clients want but at the same time, knows not to push the line and lose the deal.<br />
&nbsp;</p>
<h1>Number 5:</h1>
<p>It&#8217;s expensive to be a Real Estate Agent in 2013. Agents have to buy lockboxes, signs, websites, flyers, contact management systems, biz cards, MLS dues and a million other things just to be in business. The common misconception is that Agents are all ballers and 6% commission is a rip-off. That&#8217;s not true at all. After marketing fees and dues, Agents make about 1.5% per transaction on average. For all their hard work, it&#8217;s totally worth it. Plus we all know, you get what you pay for.<br />
&nbsp;<br />
So the next time you need an Agent for whatever reason, be mindful of what stresses they are under and how hard they work for their clients. Agents have faced tough markets since 2008 and while business is picking up now, inventory is still limited. I guess the bottom line of this post is, Agents work hard and we need to stop under-appreciating them. Bottom line.<br />

It&#8217;s not true! Much like any other industry, sales has it&#8217;s bad apples. That doesn&#8217;t mean all sales people are evil. Where would we be without sales people? How would you know what was cool and what where the best products to buy? We need sales people. Just because a few of us can be Dicks, don&#8217;t hold that against the rest of us.<br />
&nbsp;<br />

<p>You probably read this head-line thinking I&#8217;m going to teach you some evil, underhanded schemes which sales people use to take your money, didn&#8217;t you? What I&#8217;m about to share with you is the EXACT OPPOSITE of what you would expect. I&#8217;m going to share with you the evil shit customers do to sales people to treat us like shit! Allow me to point out the evil that happens to us.<br />
&nbsp;<br />
I&#8217;m tired of hearing about what happens to the consumer when they are unhappy. They shout out rude names, make bad reviews on <a title="How To Use Instagram To Sell More Real Estate" href="http://www.hardcorecloser.com/2013/05/how-to-use-instagram-to-sell-more-real-estate/">social media </a>sites and anything they can to cut down a sales person. And most of the time the sale went bad due to lack or effort/info on the customer side. Customers treat us like shit sometimes but we don&#8217;t have websites to go and talk about our experiences with bad consumers now do we?<br />
&nbsp;<br />
So for once, I&#8217;m going to stand up for the sales community and point out some evil shit that customers and prospects do to sales people that is just down-right fucking wrong. If you do any of the following items to a legitimate &#8220;value adding&#8221; salesperson you were an asshole to them. You may not have meant to be one, but it is what it is none the less. Consumers need to be called out for these actions and maybe things will change<br />
&nbsp;.</p>
<h1>Evil Thing #1: The &#8220;Be Back&#8221;</h1>
<p>If there is any one type of bullshit response I absolutely hate about being in sales, it&#8217;s the unfulfilled commitment of the person who says &#8220;I&#8217;ll &#8216;be back&#8217; to buy your stuff&#8221; and they never show up. Not that any of us salesmen are dumb enough to base our budgets on this bullshit, empty promise, but it is annoying because sometimes you actually believe them. But you are almost always let down. If you tell a salesperson you&#8217;ll be back, then BE BACK damnit! If you don&#8217;t want their stuff, have the balls to tell them. It&#8217;s not like we are here to hurt you if you don&#8217;t buy. What the hell are you afraid of?<br />
&nbsp;</p>
<h1>Evil Thing #2: The &#8220;No Show&#8221;</h1>
<p>Look, I don&#8217;t know how busy your work and home life is, but I can tell you mine is jam packed all day every day. I&#8217;m very methodical about my scheduling and I&#8217;m very protective of my time, if you miss and appointment and no show on me, it pisses me off to no end. I get invited to events, lunches, trainings and everything else and I have to turn them down on a regular basis. When I do book at time with a person to meet either on the phone or in person, I intend to friggin meet &#8216;em. Quit standing salespeople up! If you can&#8217;t meet them tell them ahead of time. Like when.. you know, this last minute shit don&#8217;t fly either.<br />
&nbsp;</p>
<h1>Evil Thing #3: The &#8220;Ghost Lead&#8221;</h1>
<p>It costs us money to generate leads. It costs us money to create the technology to get your attention to generate those leads. And some people wanna sign up to get all the free info but only give you fake info. Now I know what you&#8217;re thinking &#8220;Ryan, I don&#8217;t want BS spam all the time&#8221; so if you are worried about that, don&#8217;t sign up in the first place. Newsflash: if you fill out a form online, there is a human somewhere that wants to make sure your needs are taken care of.<br />
&nbsp;</p>
<h1>Evil Thing #4: The &#8220;Broke Bragger&#8221;</h1>
<p>Eventually everyone gets found out. You can&#8217;t tell sales people you make a shit ton of money and when they ask you to buy, you say &#8220;I don&#8217;t have the money.&#8221; Who do you think you are? A US Government Official? You can&#8217;t lie to a salesman and get away with it. We will eventually call your bluff and that shit can be embarrassing. When talking with a sales person keep it real at all times. Funny how that works huh?<br />
&nbsp;</p>
<h1>Evil Thing #5: The &#8220;Accuser&#8221;</h1>
<p>Social Media has really changed things when it comes to the consumer bitching about their personal bad experiences. They can now call you out on social media and really damage your reputation. It&#8217;s one thing to accuse a company of something. It&#8217;s another to accuse the sales person working for that company? Sales people, for the most part, don&#8217;t build stuff you buy. We simply market and sell the goods you buy. Stop accusing us of shit that is out of our control.<br />
&nbsp;</p>
<h1>Evil Thing #6: The &#8220;Dodger&#8221;</h1>
<p>Why in the hell do people fill out contact forms, call in to the office or email and then disappear? What the hell is really going on here? This has always baffled me. You reached out to me and now that I&#8217;m returning your contact, you have <a title="Rock Star Closer Radio: The Business of Big Ticket Sales with Kevin Nations" href="http://www.hardcorecloser.com/2012/12/rock-star-closer-radio-the-business-of-big-ticket-sales-with-kevin-nations/">vanished</a> from the planet. Look, we are not dumb, we know you have your phone on you. Have some balls and pick it up. If you have to tell us to &#8220;fuck off&#8221; then do so but at least tell us so we can stop chasing you. Salespeople are here to help you make an educated buying decision. If you don&#8217;t want what they have then tell them.<br />
&nbsp;<br />
I&#8217;m sure you can see a lot of these Evil Things go hand-in-hand. I&#8217;m even guilty of doing some of these at one point or another myself, so you&#8217;re not alone. We can all be in a &#8220;mood&#8221; from time to time and slip, but try to make it your focus to be nice to sales people. After all, without a sales person, you wouldn&#8217;t have a job. I don&#8217;t care what you do, there is no job for you, without a sales person behind it at one point or another.<br />
&nbsp;<br />
The bottom line here: Be Nice to Legitimate Sales People. Especially if you reached out and engaged them first. You started it by asking for help, don&#8217;t get all bent out of shape if the help is offered to you. Rant over&#8230;</p>

It is just as easy to give prospects a link to a website. It doesn&#8217;t have to be your website. It can even be a social media website. Digital mortgage marketing flyers are way more effective than paper.<br />

The best place to make digital flyers is on <a title="Rock Star Closer Radio: Web Traffic 2012" href="http://www.hardcorecloser.com/2012/02/sales-finesse-radio-web-traffic-2012/">Pinterest</a>. Simply take the design you would use to print on paper and upload that design to Pinterest. Only 13% of real estate shoppers cruise the streets looking at houses. Most people use the internet to find the home they want to see before contacting an Agent or LO. So why wouldn&#8217;t you be marketing your business online and in the places the majority of shoppers go to look for homes?<br />
&nbsp;<br />
Now maybe you just never thought about using digital flyers. Maybe you are just not tech advanced and are not sure where to begin to do anything on Pinterest. Well good news, you can use instagram too. Basically any site that you can access and upload a photo to, you can use to market your business WAY better than with paper flyers.<br />
&nbsp;<br />

Recently I had the pleasure of meeting Mr. <a href="https://www.facebook.com/sethlarrabee" target="_blank">Seth Larrabee</a> while attending an event in San Diego. Although we had been connected for quite some time on facebook, I had never shaken his hand or had a phone call with him. So when we met, we decided to drink and pull some straight up shenanigans. Turns out, Seth can cut quite a rug.<br />
&nbsp;<br />
After seeing Seth in his &#8220;<a href="http://www.youtube.com/watch?v=-iYnj-KAEU0" target="_blank">groove-mode</a>&#8221; I blackmailed him along with what may or may not have been two billion dollars. You see it&#8217;s a gray area. I have 50 trillion Zimbabwe Dollars for him. A deal is a deal, right? All joking aside, Seth and I have a lot in common and I asked him to come hangout with us and share some of his wisdom.<br />
&nbsp;<br />
Seth&#8217;s story truly is a bottom to top story. He went from being homeless, stricken with cancer and the loss of a father by suicide all the way to becoming one of the most influential people on facebook. He tells us about how he had to truly hit rock bottom to be able to bounce to where he is now. How could Seth help his clients, if he had never been in their shoes? That&#8217;s what makes a good mentor, someone who has been there and survived and willing to show you how to avoid the same mistakes.<br />
&nbsp;<br />
Seth Larrabee really brings it on this week&#8217;s HOA. I was totally expecting dick and stoner jokes but Seth shined through and really brought a message that needed to be heard and said. The facebook Edge-Rank works off of three major components to connect people. One of those components is Affinity. Here is the online definition of Affinity &#8220;a : likeness based on relationship or causal connection found an affinity between the teller of a tale and the craftsman.&#8221; On facebook it simply means how often a person likes, comments or engages with another profile. So unless you consistently engage the profiles of all of your friends, you won&#8217;t see all of their activity. Matter of fact, you will see less than 5% of all activity on average.<br />
&nbsp;<br />
We can all agree that facebook is a great place to attract and prospect potential clients. Because of this philosophy, we have added more and more people over the years to our friends list. With new features like the Ticker and <a title="How Facebook Trolls Secretly Help Your Business" href="http://www.hardcorecloser.com/2013/04/how-facebook-trolls-secretly-help-your-business/" target="_blank">Sponsored Stories</a> on facebook, it&#8217;s an every day battle for the front page real estate that is known as the newsfeed. But the newsfeed is totally unique to each individual user. So what you see is for your eyes only.<br />

Facebook is fully aware of this and they got your back. You can now select &#8220;Get Notifications&#8221; from a personal profile or a fan page and you will get an alert every time that person or page posts.<br />
&nbsp;<br />
The &#8220;Get Notifications&#8221; feature is only for when a person or page updates with a new post. Most people only post on facebook once every couple of days so it&#8217;s not like you are going to get a shit ton of alerts, unless you&#8217;re following a weirdo like me. So when you connect with a new<a title="The Reason Real Estate Agents Are Not Sending You Their Loans" href="http://www.hardcorecloser.com/2013/04/the-reason-real-estate-agents-are-not-sending-you-their-loans/" target="_blank"> Agent</a> or prospect be sure to select the &#8220;Get Notifications&#8221; from them so you can be sure to engage them when they post. Brandee is obviously some kind of show boat when it comes to Google Hangouts. She had some fancy name bar with a logo and slides prepared. Nick and I were just glad I was able to find the &#8220;Broadcast&#8221; button. Later on in the show, she tells us how to upload the fancy name thingy as well as the dimensions. Unless someone makes me one though, it will probably never happen lol.<br />
&nbsp;<br />
As the show rolls on, Brandee, Nick and me talk about everything from social media, to the latest viral video hoaxes that have us all pissed off. We even get into a few conspiracy theories and prove them to be 1000% true by using pure speculation. (the best kind)<br />

One of the biggest things that stuck out in my mind is how all the kids made fun of each other using instagram and twitter. Out of a 2 hour ordeal with over 50 seniors, <a title="45+ Useful WordPress Facebook Plugins" href="http://www.hardcorecloser.com/2013/05/45-useful-wordpress-facebook-plugins/" target="_blank">facebook</a>, linkedin and google+ were never once mentioned.<br />
&nbsp;<br />

Before I elaborate on that last point, I want to also point out that according to NAR the average age of a Realtor is 55 and the average age of a home buyer right now is 33. That&#8217;s&nbsp;a 22 year gap. Before long, that same gap will exist between the next generations. If you are not careful, you could be prospecting on facebook and your prospects be hanging out on instagram.<br />
&nbsp;<br />
It&#8217;s important to familiarize yourself with up and coming technology. Just because your generation is not using certain technologies right now, does not mean those technologies aren&#8217;t worth utilizing. After all, most of the popular sites such as instagram have been bought up by the usual suspects when it comes to tech M&amp;A. <a title="Rock Star Closer Radio: How To Be Influential on Instagram" href="http://www.hardcorecloser.com/2012/10/sales-finesse-radio-how-to-be-influential-on-instagram/" target="_blank">Instagram</a> was bought by facebook and yahoo just bought tumblr for $1Billion. If it&#8217;s worth a billion to yahoo, don&#8217;t you think you should take a look into it?<br />

We are swiftly becoming an overly visual society. The old saying &#8220;A<a title="Passive Aggressive Cursing Via eCards [Ryan's Rants]" href="http://www.hardcorecloser.com/2012/08/passive-aggressive-cursing-via-ecards-ryans-rants/" target="_blank"> picture</a> is worth 1000 words.&#8221; will need to be adjusted to today&#8217;s social media world. &#8220;A picture is worth 1000 words, 1000 likes and 1000 comments.&#8221; The visual side of social media really exploded when people used <a title="Passive Aggressive Cursing Via eCards [Ryan's Rants]" href="http://www.hardcorecloser.com/2012/08/passive-aggressive-cursing-via-ecards-ryans-rants/" target="_blank">rotten e-cards</a> and funny pics on facebook. From there we got used to taking pictures of what we see, posting it along with our input. This is the norm in today&#8217;s social media but just 13 months ago it was not.<br />
&nbsp;<br />
If you know people enjoy looking at photos enough for facebook to pay $1.8Billion and you know there are over 100 million users on instagram, it&#8217;s time you put your listings on there. It&#8217;s simple to put a home for sell on instagram. You take the photos you have, upload them to instagram on your phone, and in the photo description describe the home and leave a link to the website they can find out more info about the home.<br />

Recently instagram has enabled people to surf, like and comment from the web. in the past it was only accessible from a mobile device. More people than ever are on instagram and they are spending hours each week surfing. You have an opportunity to mark your space out on instagram. To create hashtags, to use search friendly keywords in your posts and all the other great marketing tactics you may know.<br />
&nbsp;<br />
The bottom line is, if you are not using all the mediums you can to get your marketing message out you are missing out. Don&#8217;t be one of the people who does not embrace change and gets left behind. Get ahead of the game and start using any and every technology you can to boost your brand.<br />

This week&#8217;s guest <a href="https://www.facebook.com/brian.horn" target="_blank">Brian Horn</a> got his degree in rocket scientry back in 1999. After working for over a decade on the super secret NASA space SEO program he broke into the mainstream. And once again, because of my evil persuasive ways, I coaxed him into coming on this week&#8217;s show and sharing some of that rocket scientry with us laymen.<br />

I could write on and on about the respect and admiration I have for Brian. He&#8217;s a great father, friend and ace in the hole when it comes to SEO. Brian&#8217;s consulted and worked with the top names in the online marketing world. Dan Kennedy, Bill Glazer, Ryan Deiss, myself and many more, have turned to Brian Horn when we wanted our sites ranked. When it comes to SEO, nobody does it quite like the Horn-Dawg!<br />

You only get one chance to make a powerful first impression as well as a lasting online relationship. I&#8217;ll say it again &#8220;People buy from people they know, like and trust so you better get people on social media to know, like and trust you.&#8221;<br />
&nbsp;<br />
Social media and specifically facebook, allows you to bond and connect with people in ways never before &nbsp;possible. You can also turn these online relationships into powerful offline relationships as well. I travel quite often and I always make it a point when I arrive in a new place to reach out to one of my facebook friends who lives there whom I haven&#8217;t met yet. This<a href="http://www.freestrategysessions.com" target="_blank"> strategy</a> has built me some very strong relationships with really cool people.<br />

Let me share a story with you which took place last week. I got an instant message on facebook from the owner of a popular real estate company here locally. I was invited to happy hour for a few free drinks on him. He just wanted me to come and hang out. When I arrived early (like I always do) there were 4 ladies at a table which was all set up and happy hour looking. I introduced myself to all four of them and each said something like &#8220;I know you, we&#8217;re friends on facebook. It&#8217;s so nice to finally meet you in person.&#8221; These great ladies happened to be the title sponsors for the happy hour.<br />
&nbsp;<br />
I had already made friends and didn&#8217;t even know it! Some people feel all weird when someone points them out from facebook. Me, I&#8217;m just the opposite. I say things like &#8220;We&#8217;re friends on facebook? That&#8217;s awesome I need to go like your posts so I see more of you. I love meeting my facebook friends in real life. It&#8217;s nice to meet you and nice to be connected. Isn&#8217;t facebook awesome?&#8221; If people know you from facebook, go with it. They are your friends. You&#8217;ve already built the bond.<br />
&nbsp;<br />
About 10 minutes later, an Agent I have been friends with on facebook for about a year came in and we started talking. Without me even mentioning my work or giving a sales pitch, she asked how much to work with me and how fast could we get started?<br />
&nbsp;<br />
I also got a chance to meet and connect with a few others I hadn&#8217;t met offline yet. The best part is that the normally awkward first <a title="You Only Get One Shot to Make a BIG First Impression on Facebook" href="http://www.hardcorecloser.com/2013/01/you-only-get-one-shot-to-make-a-big-first-impression-on-facebook/" target="_blank">impression</a> was already taken care of thanks to facebook. So just to be clear and to re-cap: I was invited on facebook to a happy hour where I signed a personal client for my coaching business as well as set up something with the title ladies to do a presentation for their lenders and agents. Did I mention free beer?<br />
&nbsp;<br />
To top it all off, when I got back home there was this message from the owner of the real estate company on my facebook wall.<br />

The key to it all, especially in the local real estate world, is to work your sphere on facebook and be social. Then, when you get the chance to go offline and be social you can connect with already familiar people. Vice versa, you can also ask every new person you meet to connect with you on facebook. The cycle never ends. It&#8217;s a beautiful thing&#8230;</p>

				<content:encoded><![CDATA[<div>Yesterday out of absolutely nowhere, I decided to get on a <a href="http://www.youtube.com/watch?v=T_m8fQaEwfE" target="_blank">Google Hangout</a> (HOA). &nbsp;I was not sure who I wanted to be my <del>victim</del>- I mean guest host for a new idea I have. &nbsp;After a very short thinking period, I reached out to my good buddy <a href="https://www.facebook.com/nillanick" target="_blank">Nick Carpenter</a>. &nbsp;I knew I could count on Nick to&nbsp;indulge&nbsp;me, and go along, I got to much dirt on him not to ;-)</div>

<div>So we both decided we were going to hop on a HOA and talk about videos and how they are working for our&nbsp;business. &nbsp;Well that never happened. &nbsp;Matter of fact it took us 30 minutes to figure out how in the hell to broadcast the hangout. &nbsp;Yep, just two genius internet marketers doing out thangs&#8230;</div>

<div>So after we got it all figured out and streaming live, we totally forgot about <a title="Rock Star Closer Radio: Outside the Box with Nick Carpenter" href="http://www.hardcorecloser.com/2012/05/sales-finesse-radio-outside-the-box-nick-carpenter/" target="_blank">video</a> and started bashing things people do on social media. &nbsp;We really cracked jokes about the dumbshit things people do on facebook. &nbsp;Matter of fact, I went all out and nobody was spared lol. I may have a few more&nbsp;enemies&nbsp;now but they can just go get in line.</div>

<div>So Nick and I discussed the whole <a href="http://www.huffingtonpost.com/2013/05/14/amys-baking-company-kitchen-nightmares_n_3274345.html" target="_blank">Amy&#8217;s Bakery</a> couple from that&nbsp;Gordon&nbsp;Ramsey TV show who had the meltdown on facebook. &nbsp;We may have given a few tips of substance on the stream but we mostly just had fun, cracked jokes and did cool shit. &nbsp;It was actually one of the funnest moments I&#8217;ve had since I&#8217;ve been online.</div>

Now before you get all pissed off and leave nasty comments on here, let me explain what a cold call is.<br />
&nbsp;<br />
<a href="http://http://en.wikipedia.org/wiki/Cold_calling" target="_blank">According to wikipedia</a>: Cold calling is the marketing process of approaching prospective customers or clients—typically via telephone, by email or through making a connection on a social network—who were not expecting such an interaction. The word &#8220;cold&#8221; is used because the person receiving the call is not expecting a call or has not specifically asked to be contacted by a sales person. A cold call is usually the start of a sales process generally known as telemarketing.<br />
&nbsp;<br />
You should also know that around 80% of all calls go unanswered. The number is even higher if the call is from an unknown or unsaved number. Think about how many times a day you hit the ignore button on your phone. What makes you think your prospects are any different? You can bet that any online and phone habits you may have, exists in your prospects as well.<br />

<a href="http://www.hardcorecloser.com/wp-content/uploads/2013/05/cold-calls.jpg"><img class="alignleft size-full wp-image-2846" alt="cold calls" src="http://www.hardcorecloser.com/wp-content/uploads/2013/05/cold-calls.jpg" width="313" height="237" /></a>Let&#8217;s take it a step further and explore email as well. Email has on average about a 40% open rate. Matter of fact most companies and marketers train their email prospects NOT to open their emails. This bad habit is in turn trickling down and driving open rates on emails way down. Not to mention spamming and all that wild shit. I counted how many unwanted emails I got this morning already before I wrote this and I have already unsubscribed from three spam emails this morning. &#8220;Thanks a lot e campaign pro &#8211; assholes&#8221; *I hate that they sold a list with my email on it&#8230; evil bastards, but that&#8217;s another story.<br />
&nbsp;<br />
So I&#8217;m not all doom and gloom about modern communications. I&#8217;m actually writing this to give you some direction towards a more pleasing way of connecting with people. That is, until the spammers get on to it and fuck it up for the rest of us.<br />
&nbsp;<br />
This year <a href="http://techland.time.com/2012/08/16/we-never-talk-anymore-the-problem-with-text-messaging/" target="_blank">Time Magazine reported </a>that 2011 was the last year we talked. We now use more text, IM and email than we do voice minutes as a nation. Text messages have over a 90% read rate. You know as well as I do, that when you get a text, you read it. Let&#8217;s just hope text spamming is a long ways off. But yet, just like when companies resisted using email to sell, they are against using text as well. Now I&#8217;m not talking spam texts, I&#8217;m talking about after a lead comes to you, texting them instead of calling, it&#8217;s WAY more effective.<br />
&nbsp;<br />
Even more so in the realm of effectiveness is inbox messaging on social media sites like <a title="Are you getting enough “Groupie Love” from your Linkedin Groups?" href="http://www.hardcorecloser.com/2012/11/are-you-getting-enough-groupie-love-from-your-linkedin-groups/" target="_blank">Linkedin</a> and <a title="The REAL Numbers that Matter on Facebook" href="http://www.hardcorecloser.com/2013/05/the-real-numbers-that-matter-on-facebook/" target="_blank">Facebook</a>. Again, don&#8217;t spam. I&#8217;m talking about striking up real relationships by sending a person a direct message. Share something with them. Tell them you like their shit. Whatever it is just reach out to them but don&#8217;t put your best sales pitch forward. You got to ease into it. You need to &#8220;lube it up&#8221; so to speak. &#8230;You have a dirty mind&#8230;<br />
&nbsp;<br />
So instead of fighting the forces against you on the phone doing cold calls, use the power of social connections to strike up a chat. From there pick up the phone and you now have a &#8220;warm call&#8221; to deal with. Much easier to close. <em>Remember kids, when closing someone on social media it&#8217;s important to be cool. just sayin.</em></p>
